    If you are moving to a new home, then it’s a good idea to have a home gas safety inspection before you move in.

    This will let you know if anything is unsafe and what needs to be put right.

    So many people move into their new home only to find they have a problem.

    So by having a gas safety inspection will reveal all.

    Sometimes the people who lived in the home you are moving into may have carried out some home do it yourself work and may have left a problem with the gas without realising.

    We have seen this quite a lot over the years, so this is why it is advisable to have a gas safety inspection.

    With a home Gas Safety inspection, the gas supply is tested at the gas meter for leakage.

    This test is called a tightness test, by carrying out this test it will reveal if there is a gas leak within the property.

    While this test is carried out, the gas meter also checks to see if earth bonding is attached to the outlet side of the meter. 

    This is something that seems to get missed out, but it’s a regulation. If no earth bonding is attached.

    Then it’s classed as not to current standards. It will need to be put right, but it’s not too serious.

    When the tightness test is carried out, any visible gas pipes are checked to make sure they are supported correctly and also marked up as gas pipes, again this is not too serious but they should be marked with tape stating gas supply.

    Next, we move onto any gas appliances that may be staying in the property.

    Most properties have a gas boiler fitted or fires and some also have built-in cookers.

    With the boiler the flue is checked to make sure it exits the building as it should, it is the correct length and has no leakage around any joints. If it is less than 2 meters from ground level then it needs a flue guard fitted.

    Out of let say 100 properties that we have checked around 40% have no flue guard fitted.

    This is classed as not to current standards.

    Now we check the gas supply to the boiler, making sure it is of the correct size.

    The gas boiler has a data badge inside and this is checked to make sure when the boiler is running it has enough gas.

    Sometimes we find the gas supply is undersized, especially with today modern condensing boilers which require a bigger supply although they use less gas.

    Next, the condition of the boiler is checked making sure that any seals are in good condition and not leaking products of combustion, looking for any form of corrosion within the case, then making sure the burner is burning with a nice blue flame.

    We then insert a combustion analyser probe into the flue to check that the boiler is burning within the limits that the boiler manufacturer recommends.

    Ventilation for the boiler is checked if required.

    Any gas fires fitted are checked to make sure they are fitted correctly according to the maker’s instructions.

    The flue is smoke tested to prove the flue is working properly, the flue route is checked to make sure it has no form of leakage and is fitted with the correct terminal. Now we check to make sure the fire has enough ventilation fitted.

    On gas fires of 7kw and under no ventilation is required, anything above this needs ventilation.

    This is another thing that we find on a gas safety inspection, ventilation is covered up and blocked off, because of backdraft blowing through the vent, or no ventilation at all.

    The gas supply is then checked against the fires data badge to make sure it is within its limits.

    Now we check the fire is burning as it should.

    When it comes to cookers and hobs, these are check again to make sure they are fitted correctly and safe to use. With hobs, we are looking that they are secured to the worktop with no movement.

    The distance above and to the side is within the limits of the gas regulations

    The gas supply pipe is fitted with the correct pipe and not with the hose pipe.

    We have seen these fitted with garden hose pipe before.

    The gas supply has to be a rigid pipe, normally copper pipe and clipped and fitted with an isolation valve.

    When it comes to cookers, we are looking that it is fitted to the manufactures instructions.

    The gas supply to the cooker is supported with clips and fitted with a bayonet that needs to be looking down.

    The cooker has the correct rubber hose fitted, that fits into the bayonet.

    For security the cooker has to have a chain fitted at the back and secured to the wall, so that should a child pull the cooker it won’t fall over.

    With the cookers, we find that many don’t have security chains fitted and the bayonet is fitted incorrectly, these are classed as not to current standards.

    When you have a home gas safety inspection carried out, at the end of the inspection you are issued with a certificate with all the gas appliances that have been checked and any faults that have been found.

    This will tell you what needs to be put right and if the gas supply and appliances are safe.

    When moving into a new home it’s stressful enough and by having a Gas Safety inspection carried out before you move in gives you peace of mind.

    Should any faults be found on the inspection then you can speak to the previous owners and discuss a solution.
